Booking Terms & Conditions
Please read these terms carefully before making a reservation at Stefanos Rock
Booking Confirmation
- A booking is confirmed upon receipt of the required deposit and our written confirmation via email.
- The lead guest must be at least 25 years old and will be responsible for the booking and all members of the party.
- By making a booking, you confirm that you have read and agree to these terms and conditions.
- All guests must be named at the time of booking.
Payment Terms
- A 30% deposit is required at the time of booking to secure your dates.
- The remaining balance (70%) is due 8 weeks (56 days) before arrival.
- For bookings made within 8 weeks of arrival, full payment is required at booking.
- We accept payment by bank transfer (preferred) or credit card.
- All prices are quoted in Euros (€). Payments in GBP or USD are accepted at prevailing exchange rates.
Security Deposit
- A refundable security deposit of €1,500 is required for all bookings.
- This will be collected via credit card authorization 7 days before arrival.
- The deposit will be released within 7 days of departure, subject to a satisfactory property inspection.
- Deductions may be made for: damages beyond normal wear and tear, excessive cleaning requirements, missing items, or breach of house rules.
Occupancy & Guests
- The villa accommodates a maximum of 14 guests.
- The number of guests must not exceed the number stated on the booking confirmation.
- All guests must be registered with us before arrival.
- Day visitors are permitted but must vacate by 10:00 PM unless prior arrangement is made.
- Events, parties, or gatherings beyond the registered guest count are strictly prohibited without prior written consent.
Check-in & Check-out
- Check-in: From 4:00 PM (16:00)
- Check-out: By 10:00 AM (10:00)
- Early check-in or late check-out may be available on request and may incur additional charges.
- A concierge will meet you on arrival to provide keys and a property orientation.
- Please provide your estimated arrival time at least 24 hours before check-in.
Guest Responsibilities
- Keep the property clean and tidy during your stay.
- Respect neighbors and the local community—quiet hours are 11:00 PM to 8:00 AM.
- Report any damage or maintenance issues promptly.
- No smoking inside the property (outdoor areas only).
- No pets without prior written consent and applicable pet fee.
- Comply with our House Rules at all times.
- Supervise children at all times, especially around the pool area.
Liability & Insurance
- Stefanos Rock is provided as a self-catering holiday rental.
- We are not liable for personal injury, loss, or damage to guest belongings during the stay.
- Guests use all facilities (including the pool) at their own risk.
- Children must be supervised at all times.
- We strongly recommend purchasing comprehensive travel insurance covering cancellation, medical emergencies, and personal belongings.
Additional Terms
Amendments to Bookings
Date changes may be possible subject to availability and at our discretion. A change fee of €100 may apply. Changes to reduce the booking duration are treated as partial cancellations and subject to our cancellation policy.
Force Majeure
We are not liable for any failure to perform obligations where such failure is due to circumstances beyond our reasonable control (war, terrorism, natural disasters, pandemic, government action). In such cases, we will work with guests to reschedule or offer credit for future bookings.
Governing Law
These terms and conditions are governed by Greek law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Corfu, Greece.
