Booking Terms & Conditions
Please read these terms carefully before making a reservation
1. Booking Confirmation
A booking is confirmed upon receipt of the required deposit and our written confirmation via email. The lead guest must be at least 25 years old and will be responsible for the booking and all members of the party.
2. Payment Terms
A 30% deposit is required at the time of booking. The remaining balance (70%) is due 8 weeks (56 days) before arrival. For bookings made within 8 weeks of arrival, full payment is required at the time of booking. We accept payment by bank transfer (preferred) or credit card. All prices are quoted in Euros (€).
3. Security Deposit
A refundable security deposit of €1,500 is required. This will be collected via credit card authorization 7 days before arrival. The deposit will be released within 7 days of departure, subject to a satisfactory property inspection. Deductions may be made for: damages beyond normal wear and tear, excessive cleaning requirements, missing items, or breach of house rules.
4. Cancellation Policy
Cancellations made more than 60 days before arrival: Full refund minus €200 administration fee. Cancellations 30-60 days before arrival: 50% refund of total booking value. Cancellations less than 30 days before arrival: No refund. We strongly recommend purchasing comprehensive travel insurance.
5. Amendments
Date changes may be possible subject to availability and at our discretion. A change fee of €100 may apply. Changes to reduce the booking duration are treated as partial cancellations.
6. Check-in / Check-out
Check-in: From 4:00 PM (16:00). Check-out: By 10:00 AM. Early check-in or late check-out may be available on request and may incur additional charges. A concierge will meet you on arrival to provide keys and property orientation.
7. Occupancy
The villa accommodates a maximum of 14 guests. The number of guests must not exceed the number stated on the booking confirmation. Visitors are permitted during daytime hours but must vacate by 10:00 PM unless prior arrangement is made.
8. Use of Property
Guests agree to: keep the property clean and tidy, respect neighbors and the local community, report any damage or maintenance issues promptly, not smoke inside the property, not bring pets without prior written consent, and comply with our House Rules.
9. Liability
Stefanos Rock is provided as a self-catering holiday rental. We are not liable for personal injury, loss, or damage to guest belongings during the stay. Guests use all facilities (including the pool) at their own risk. Children must be supervised at all times.
10. Force Majeure
We are not liable for any failure to perform obligations where such failure is due to circumstances beyond our reasonable control (war, terrorism, natural disasters, pandemic, government action). In such cases, we will work with guests to reschedule or offer credit for future bookings.
11. Governing Law
These terms and conditions are governed by Greek law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Corfu, Greece.
